Top Tips to get the most money for your home:

  • Keep it clean: Make sure your house is show ready when it is show time. Keeping things picked up and tidy will cast a good impression of the home. This includes smelling clean, odor can be a massive deterrent for prospective buyers. The smell of animals or cigarette smoke will easily turn people away, and sometimes air fresheners create suspicion of odors, they are not always the best solution. Completing tasks such as window washing, touch up painting, carpet cleaning and the cleaning of appliances and bathrooms, can really have a positive impact on the buyers looking at your home.

  • De-clutter: Creating space in your home will have massive appeal to buyers, get a temporary storage unit and clean out your closets, thin out your belongings, make some space in the garage, etc.  If buyers see closets packed to the gills, they will believe that the home doesn’t have sufficient storage. You can usually find a good size storage unit for about $75 per month, doing this for a short term of 2-3 months will help increase the perceived value of your home. Also, remove family photos and replace with neutral decorations. This helps to keep the process from getting too personal. One adage is to tale the home out of the house and give your buyers more space to imagine themselves living there.

  • Staging: Yes, we all know that staged homes will yield more dollars than homes that are not staged, which is why it is so commonly utilized. I often start by hiring a staging consultant to determine how we can best use what is already in the home, and also to help dictate what should be removed. Sometimes we can add a few small items to help complete an overall theme and keep the cost down. Sometimes the guidance of what and how to de-clutter one’s home can be more easily accepted by a third party’s professional opinion. Whatever the case, staging is very subjective to each property and ALWAYS a good idea to employ.

  • Professional Photography: One service that I always provide in my marketing plan for each and every listing is professional photography. It is essential to the success of the sale of one’s home. The best impression that can be made for prospective buyers is through very well done photography. In today’s world, most people will see the home that they will eventually purchase online before they see it in person. While pictures should not create aspects that do not exist, they should positively accent those attributes that do exist.

  • See the light: Be sure to maximize the light in your home. When I prepare a showing I will typically turn on every light in the house. Second to the location of a property, buyers commonly cite good light to be the next most important feature that they consider in looking for a property to purchase. You may need to move things around, change curtains, change light bulbs, paint lighter colors, but offering light inside a home will also offer most buyers appeal as well.
